Briefing and pre-stage 0 feasibility

The pre-stage zero (referring to RIBA Stages) is an organisational inward-looking process. This stage is not about the building but about the distillation of the targets, drivers and aspirations of the project.

We believe the conversation should be as pluralistic as possible. It should represent a convergence of disciplines that will supplement the core organisational expertise.

The pre stage zero process must be of strategic importance. The deep-dive evaluation of aspirations leads to an uninhibited view into the mid- to long-term future.

It provides an alignment of the existing strengths as well as future needs. Most of all, it’s a view which is constantly evolving. The pre-stage zero process validates the business case and will define whether a building project is necessary or whether its typologies are relevant.

Once committed to a project, we believe in reviewing the strategic decisions at agreed project milestones, minimising unplanned post-occupancy updates.

We believe in simple and adaptable design where decision making is based purely on organisational drivers such as product.


We carry out an analysis of the options available to you, taking into consideration the drivers of the project, ensuring that we proceed with the best course of action based on the balance of the cost, risk and value in mind.

Following that, we curate a clear business strategy and plan to deliver the project throughout the next stages.

Working closely with your team and other external consultants, we put together the development appraisal, bringing into it the financial elements developed by the Commercial Managers.

Assembling a professional team & Project Management

We commence this stage by setting up the delivery plan:
  • Clearly established governance processes
  • Unambiguous gateways and decision points
  • Coordinating the procurement of the delivery team, drawing from our nurtured relationships, fostering collaboration and engagement
  • Commence the stakeholder engagement process, both internally and externally including adjoining land owners, local authorities, other third parties and approving bodies
  • We brief and manage all external consultants, such as planning consultants, solicitors, agents, PR and marketing consultants

Concept development and planning

Working closely with the selected delivery partners, we develop a concept design using minimal resources that will help secure optimal planning consents.

Our extensive network of planning consultants work closely with the Local Authorities to enable the project to achieve the best consent possible.

Embedding the right behaviours from the outset is crucial when the technical and commercial realities of the project test the intentions.
