Consulting Services

To create projects that enable the environments around them and enable stakeholders to realise the benefits.

Our service /

We provide property & construction consultancy services to multi-sector clients around the world.
We offer Client-first services to projects. With Project Management, Commercial and Design experience across the board, we tailor our solutions to fit your needs. We pride ourselves in becoming trusted advisors to our clients with versatility, strategic insight and agility.

Project Management

Trusted and highly skilled, the Project Manager sits at the core of every project to manage cost, time, quality and risk, allowing our clients to focus on running their business.

We help our clients plan and execute large-scale developments by bringing together a multi-disciplinary team and setting up the communication processes that will help us deliver our clients' schemes. As a single point of responsibility throughout the project from inception to business case preparation and briefing, design to approvals and construction to commissioning and handover, you will be in safe hands.

Defining the goals and needs for the project, we employ well-established management techniques combined with our own, EEDN way to plan the whole process, monitor the work and deliver exceptional outcomes for our clients and their businesses.

Contract Administration & Employer's Agent

We know that projects start off with the best intentions. The role of the Contract Administrator / Employer's Agent is key to ensuring that the project flows smoothly.

Our role is to ensure that we administer the terms of the building contract and be at the forefront of good administrative practices. The Contract Administrator (CA) will need to be impartial to carry out their role. In a similar manner, an Employer's Agent (EA) administers the JCT Design and Build Contracts, undertaking duties on behalf of the employer.

Programme Management

In a rapidly changing environment with complex parameters and criteria for success, ensuring timely completion on budget is paramount - particularly with the impacts to investors, communities and businesses.

We lead the overall programme deployment strategy for our clients, managing the risks and expectations and achieve the outcomes our clients expect.

Pre-stage 0

When reviewing the history complex building sectors such as SciTech and Healthcare, we encounter numerous examples of spaces requiring refurbishment or even repurposing shortly post occupancy. Why is that?
Short-term planning, designing for the requirements of the now rather than aiming for the future. The organisation is reacting to the immediate and near future needs, pressure points and funding streams.

At EEDN, we tailor expert teams to support organisations in assessing their drivers. Subject to the organisational aspiration we can bring in veterinarians, physicians, clinical nurses, process-engineers, organisational psychologists as well as construction specialists such as architects, engineers, encomiasts etc. to ensure that any project is set up for success.

Project MOT

We help Clients perform a Project or Programme MOT by analysing project data across the Commercial, Project Management and Design spectrum. Our analysis assesses the building's compliance with the design requirements, brief and construction standards.

Our team, reports back to the Client on these areas and provides a detailed advice for an objective overview of the project and provides valuable information to Stakeholders with recommendations on how to improve.

You can read more about this and how we deliver Project MOT Audits in our Insights here.

Client / Owner Representation

Placed in a unique position to manage the project on behalf of the Client, the Client’s Representative behaves in lieu of the client, as if part of the Client organisation, even though we are an external consultant.

Our aim is for everyone on the project to enjoy the experience as happy teams produce creative results.

We understand that Project and Programme changes introduce uncertainty, especially if the vision is not clear at the start and not communicated properly. In our role as Client Representative we engage the following principles that underline our approach:

  1. Remaining aligned with corporate strategy
  2. Leading change
  3. Envisioning and communicating the future
  4. Focussing on the benefits and threats to them
  5. Adding value
  6. Designing and delivering the capability
  7. Learning from experience

Contractor consulting

We provide consulting services to contractors who want to grow - from bid preparation to programme and resourcing.

Their genuine enthusiasm and understanding of client needs has made them a pleasure to work with.

With excellent awareness of the market and the process involved, EEDN showed proactivity, professionalism and enthusiasm founded on the strength of interdisciplinary working and we would have no reservations in recommending them to any organisation who would greatly benefit from their approach as we did.

I love it! Its personality is so accommodating and serene and yet dynamic and unique at the same time Every single group I have seen here has taken and given something to this beautiful space. It is transformed by every event’s own “personality” – you have created a magical palette. You should be very proud!

Margaret Manning // The Crystal

Tes worked with me and our team at Autolus as the Owner's Project Manager. He was able to quickly jump in and understand the inter-workings of the team, and what was of critical importance for the success of the project. He has great organization and leadership skills, and keeps the team on track!

Miranda Neville // Head of Global Engineering, Autolus Therapeutics

Ashley Crawford // Commercial Director, Systech International

Tes’ input into the Project Team promoted collaboration and effective working throughout the various stages. Under his guidance the project flourished through some very challenging technical issues and would be very happy having him leading my projects again.

Valerie Cooper // Capital Projects Team Leader, UCL

With the challenges of building highly technical studios in speculative office space together with a move to agile working in the office areas, you have created a highly creative and dynamic environment which allows seamless integration of the programme making process.

IMG media // Stockley Park

Tes brings experience and enthusiasm to project delivery, with a calm and measured approach. He is able to quickly galvanise the project team and provide direction and focus on project critical matters.

Neil Stevens // Associate, Core Five

Paul worked tirelessly to get us a successful award against a rogue contractor for our house build. He made a hugely stressful time that much easier and we were delighted with his excellent service.
