Delivering new Headquarters on a tight programme

Unit 2, White Oak Square, Swanley

The Joint Industry Board (JIB) represents the electrotechnical industry across the UK, setting employment standards and promoting quality and safety in electrical contracting. Their relocation to Unit 2, White Oak Square, marks a significant step in modernising their workplace and providing a high-quality environment aligned with their identity and operational needs.

 

The Project

 

The project comprises a Category B fit-out across two floors of the existing building to deliver a new headquarters for the JIB. The scope includes open-plan offices, meeting and board rooms, collaboration booths, breakout spaces, and fully integrated comms and IT infrastructure.

 

The fit-out features a refined material palette to create a calm & a professional environment. The lighting scheme, designed by Luceco, integrates dimmable suspended luminaires, emergency packs, and PIR-controlled fittings for energy efficiency.

Mechanical and electrical systems were upgraded, including new Toshiba cassette air-conditioning units, revised ventilation layouts, and a new addressable fire alarm system by J Brand. The design also includes teapoints, accessible WCs, and reconfigured welfare spaces.

 

The Programme

 

Following design development through August–September 2025, the construction phase commenced on 29 September 2025 with completion targeted for 15 December 2025.Key milestones include:

  • Strip-out and isolations: completed early October 2025

  • Raised access flooring and first fix services: mid-October 2025

  • Partitioning, ceilings, and decorations: November 2025

  • Furniture, planting, and commissioning: December 2025

  • Practical completion: 15 December 2025


Our Role

 

EEDN are engaged as Employer’s Agent and Project Managers, representing JIB throughout the pre-construction and delivery stages. Our role includes contract administration, design coordination, programme monitoring, and cost management to ensure that Workplace Creations, the appointed design-and-build contractor, deliver to JIB’s quality and operational objectives.

Working closely with Jay Parmar and Louise Dray from JIB, Carole as Project Director, and Alex as Pre-Construction Manager, we oversee collaboration between design, M&E, and IT partners to ensure a seamless transition from design to occupancy.
